At One River North, we aim to ensure a smooth and transparent leasing process. To help you prepare for your application, we’ve outlined the key qualifications required for residency in our community. Please note that each individual 18 years or older must submit a separate application and meet the following criteria:
What identification is needed?
- A valid government-issued photo ID is required for all applicants age 18 or older to tour our community.
Do you accept Housing Subsidy?
- If you participate in subsidized housing or are applying to an affordable unit, please contact the office to apply.
Can I use a Portable Tenant Screening Reports (PTSR)?
You have the right to provide our representative with a PTSR that is not more than 30 days old, as defined in § 38-12-902(2.5), Colorado Revised Statutes; and if you provide our representative with a PTSR, our representative is prohibited from: a) charging you a rental application fee; or b) charging you a fee for our representative to access or use the PTSR. If you provide our representative with a PTSR: a) the PTSR must be available to our representative by a consumer reporting agency/third-party website that regularly engages in the business of providing consumer reports; b) the PTSR must comply with all state and federal laws pertaining to use and disclosure of information contained in a consumer report by a consumer reporting agency; and c) you certify that there has not been a material change in the information in the PTSR, including your name, address, bankruptcy status, criminal history or eviction history, since the PTSR was generated.
What are the income requirements?
- Combined household income must be at least 2 times the monthly rent before taxes.
- If a guarantor is needed, their income must be 5 times the rent and they must meet all standard criteria.
Do you check credit history?
- A credit screening is required for all applicants.
- Poor or insufficient credit may require an additional deposit, a guarantor, or may result in denial.
- If you don’t have a qualifying guarantor, you may apply with The Guarantors, a third-party service that can act as your lease guarantor.
Will you run a criminal background check?
- All applicants will undergo a criminal background check.
- Applications may be denied based on criminal convictions.
Adult Dependents
- Adult residents (18+) not on the lease must qualify as "Adult Dependents" and pass a background check. They are not financially liable under the lease.
Do you require renter’s insurance?
- Proof of renter’s insurance with a minimum of $300,000 in personal liability coverage is required at lease signing and must be maintained throughout residency.

- We follow all federal, state, and local fair housing laws and provide reasonable accommodations for individuals with disabilities.

Rental Rates & Lease Terms
- Rental rate quotes are valid for 2 business days and may change if your move-in date or lease term is adjusted.
Offers may change without notice and are valid based on the date the apartment is secured and the promotion in effect at that time.
Application Accuracy
- Any false or misleading information in your application may lead to immediate denial.
What are the occcupancy limits
We follow a standard occupancy guideline of two persons per bedroom, plus one per apartment:
- 1 Bedroom / 1 Bedroom + Den: Up to 3 persons
- 2 Bedroom: Up to 5 persons
- 3 Bedroom: Up to 7 persons
- 4 Bedroom: Up to 9 persons
